Core Development Group’s leadership team brings more than a century of combined energy-industry experience and draws on the company’s project track record since 2012. Their expertise spans engineering, procurement, construction management, commissioning, project management, and consulting for large-scale energy projects.
Our leaders apply that experience with clarity, transparency, and active listening to guide project teams, manage risk, and maintain accountability throughout the phases of each client engagement.
Henry Cortes - CEO and Founder
Henry Cortes is the Founder, Owner, and Chief Executive Officer of Core Development Group and is responsible for the company’s strategic direction and daily operations in the United States and international markets. Under his leadership, Core Development Group has earned repeated national recognition on Solar Power World’s Top Solar Contractors List and expanded its EPC capabilities across large-scale solar, battery storage, onsite generation, microgrids, and supporting electrical infrastructure. Prior to founding Core Development Group, he served as Vice President of Project Management for BayWa r.e. Solar Projects, a global renewable energy company.
Cortes began his career in the electrical construction trade in 1990. He later served as the owner and operator of a large electrical contracting firm focused on commercial installations and a general contracting firm focused on real estate development and investments throughout New Jersey. He also has experience in project finance, construction science, business development, leadership team management, and operational processes across multiple industries. With more than three decades of experience in construction and energy, he brings substantial practical knowledge to Core Development Group.
Cortes studied industrial electricity at Passaic County Technical Institute from 1988 to 1992. He holds a bachelor’s degree from William Paterson University and a Master of Business Administration from Ramapo College. He also holds a master electrical license in New Jersey and certifications from the North American Board of Certified Energy Practitioners (NABCEP), the New York State Energy Research and Development Authority (NYSERDA), and the Project Management Institute as a Project Management Professional (PMP).
He is fluent in Spanish and English and conversational in Portuguese.
Brian Gemberling - VP of Engineering
Brian Gemberling serves on the Core Development Group executive board, contributing to strategic planning and growth. He is responsible for developing and implementing planning activities, including alignment with Core Development Group’s enterprise strategy, benchmarking, and positioning for growth. In his day-to-day role, he oversees Engineering, Procurement, Construction Management, and Project Delivery Services.
Gemberling holds a bachelor’s degree in electrical engineering from Georgia Tech. He has more than 12 years of experience across project planning, design, engineering, and construction management.
Deborah Masker - Controller
Deborah Masker is an accounting and finance professional with more than 30 years of experience in technical accounting, corporate accounting, public accounting, and controllership. She holds a Master of Business Administration in finance from Rutgers University and a bachelor’s degree in accounting from Ramapo College. She also holds a Certified Public Accountant (CPA) license with inactive status.
Peter Muzsi - VP Business Development
Peter Muzsi is Vice President of Business Development at Core Development Group and leads marketing and channel-sales initiatives for EPC services in large-scale solar, battery storage, onsite generation, microgrids, and electrical infrastructure. He has more than 20 years of sales and marketing experience in the energy industry, including roles at Constellation, Con Edison Solutions, and Starion Energy. He brings a strong interest in digital innovation, lasting client relationships, and compelling brand experiences.
Muzsi understands the business and project needs of IPPs, asset owners, and other energy stakeholders. He regularly speaks at energy-industry conferences and has served on the TEPA Sustainability Committee.
Muzsi holds a bachelor’s degree in finance from Bryant University and a Master of Business Administration in marketing from the University of Connecticut.
Chris Sabin - Director of Construction
Chris Sabin serves as Director of Construction at Core Development Group, overseeing project delivery from preconstruction planning through field execution and commissioning. Drawing on more than 25 years of electrical contracting experience and over 20 years specializing in solar project construction, Sabin applies practical expertise to lead teams and manage project delivery.
Sabin brings extensive experience in commercial solar construction and overseeing large-scale projects across the country. Before joining Core Development Group, he contributed to the success of leading solar companies and built a strong record managing projects with demanding schedules, scopes, and field requirements.
Sabin holds a NABCEP PV Installation Professional certification, 10 master electrician licenses across multiple states, and a bachelor’s degree in business from Penn State University.
